1. BOOKS:
We maintain all minute books of account, together with complete individual files. The books of account and electronic computer data are available for inspection at our office at any time.
2. ADMINISTRATION AND CAPITAL WORKS FUND
Budgets are prepared and presented for the establishment of both funds. Levy notices are prepared and sent to Owners. Levies are payable quarterly.
3. MAINTENANCE OF BUILDING
We will supervise the maintenance of your building, which includes co-coordinating the management of tradespersons, cleaners, gardeners etc, for work on common property.
4. CENTRALISATION FOR ALL ENQUIRIES
This covers postal and telephone enquiries and complaints from individual Owners.
5. LEGAL
We arrange for the auditing of the books of account, if required, issuing of Section 184 Certificate, answering all Solicitors enquiries concerning sales of lots, making available all records for inspection when required and obtaining legal advice on any problems that may arise in the building.
6. INSURANCE
We arrange householders insurance on building and common contents, workers compensations (if required) and public liability. We prepare all claims and arrange for repairs etc. This insurance is arranged with reputable companies in Sydney with extremely favourable premium rates.
7. MEETINGS
Agenda for all General Meetings, Executive Committee Meetings and Minutes are prepared and circulated. Correspondence, general matters and day to day problems are discussed and actioned.
8. BANKING
All monies are receipted in our Trust Account, at the Macquarie Bank Sydney.
9. LEVIES
Levies are sent out on a quarterly basis and are paid at any Post Office/Bpay/Cheque to the Macquarie Bank.
10. CIRCULARS
When necessary, the appropriate circulars are sent out regarding Meetings, and other matters concerning Owners.
11. PERSONAL ATTENTION IS GIVEN TO EACH BUILDING
A quarterly statement is sent to members of the Strata Committee of the Owners Corporation. Inspections of the Strata Buildings are carried out if and when required.
